I review your plans, get to know the buyer profile or homeowner, and lock in the design direction, budget, and timeline alongside your build schedule. Before i spek a single finish, I understand what's happening structurally. Below the floors and behind the walls.
Anything from concept boards and material specs to full CDs, RCPs, elevations, and 3D renderings tailored to you and your clients. I present even major design idea to your team first to check feasibility and budget before the homeowner sees it. No surprises, no change orders you didn't see coming..
Every finish, fixture, and detail gets spec'd out with manufacturer, model number, color, quanitity, and confirmed lead times. Not a moodboard... a spec binder your subs can build for without writign a signle RFI. My selection schedule is built around your construction schedule, not the other way around.
On-site coordination through final install. I'm available for questions, I show up when needed, and I dont disappear after handing off drawings. Whether it's renderings for marketing or a fully styled move-in-ready home. I make sure it reflects the qualtity of your build.

Everything you need to deliver a finished home that matches your construction quality. Real specs, real documentation, real renderings to help you sell.
If your client needs furniture, art, styling, and the full white-glove design experience, I work with them directly at my standard residential rate, and you earn a referral fee on every project.
All pricing is per square foot based on interior livable area. Every project gets a custom proposal. Pricing may adjust for projects under 4,000 sqft or over 10,000 sqft.
